Greetings!
I have lived in the Boulder, CO area since 1977, and just outside of
Lyons Colorado since 1995. I have been a real estate broker since 1983.
In that time I have served clients in every aspect of Lyons Colorado Mountain Real
Estate
- Boulder Heights Real Estate - Lee Hill Real Estate - including homes,
townhomes, condos, vacant land, & investment

The Wind in the Pines Ranch is located at the northwest edge of Spring Gulch
Ranch Estates at the end of Spring Gulch Drive, northwest of Lyons, Colorado.
Lyons is 7 miles west of Longmont, 12 miles north of Boulder and 40 miles
northwest of Denver. The property is accessed northwest out of Lyons on Highway
36 and north on CR71N (37E in Boulder County) to Spring Gulch Ranch Estates.
The highway and the county road are level to gently rolling paved roads.
Spring Gulch Road is an all-weather gravel road that heads west off of 37E. It
is a well maintained road that curves upward through mountainous terrain. It is
easily passable with a two wheel drive car. Spring Gulch Drive extends 2.8 miles
from 37E to the subject's front gate.
The ranch's southern border and part of the eastern border join Spring Gulch
Ranch Estates. Nearly all of the balance of the ranch joins the Arapaho Roosevelt
National Forest except for ¼ mile of privately-owned land along the western
boundary. In total there are 1¾ miles of perimeter that joins the Roosevelt
National Forest land, or approximately 58 percent of the perimeter. Some of the
southern border of the ranch is fenced, but most of the northern and western
portions are not.
Hogback ridges run from north to south through the east central portion of
Boulder County and Larimer County and mark the boundary of two distinct
physiographic regions, the Rocky Mountains to the west and the high plains to
the east. Between the west portion of the county and the plains is an area of
foothills where the Wind in the Pines Ranch is located. Fort Collins, Loveland,
Longmont and Boulder are all nestled at the base of these hogback ridges. High
mountain peaks reaching 12,000 to 14,000 feet are located in the west portion of
the county including the Mummy Range, the Never Summer Mountains and the
Medicine Bow Mountains. Estes Park is at the east edge of the Rocky Mountain
National Park and is the only municipality in Larimer County's mountains. The
Blue Mountain Bison Ranch (which has 4,000 acres +/- in a conservation easement)
is located to the north.
The Wind in the Pines Ranch is characterized by steep, mountainous terrain
interspersed with low rolling hills. The higher elevations are at times heavily
forested while the lower elevations have native grasses. Rock outcroppings are
numerous through the ranch. Access is from an electronic gate on the east boundary
via the Spring Gulch Road Association. A well-maintained private drive then
extends past the gate. Trees and topography completely protect the view of the
improvements. In fact, no other homes can be seen from the improvements or
from a large portion of the ranch. The drive meanders through the forest and past
a large meadow before reaching the improvements. Spectacular views across the
meadow toward a large granite mountain are available from the improvements. The Wind in the Pines Ranch is a wonderful end-of-the-road property with total
privacy, yet only a short drive to shopping, entertainment and airports including
Denver International Airport. The Ranch is used as a vacation property, but
access allows easy full-time living.
